WHY IS IT WORTH IT?
-
A house or flat is a major purchase for most of us for years to come. Check it well!
-
Buying a house/apartment from the primary market does not guarantee that it is without defects and faults,
-
Good knowledge of the technical condition of the property allows you to negotiate even under warranty,
-
Sound workmanship assessment avoids the cost of additional repairs and corrections,
-
This might be the last chance to report certain defects (e.g. scratches on the glazing, mechanical damage),
-
If you purely value your time or simply want to hand this matter over to a specialist.
WHAT I VERIFIED? (in the example of a new apartment)
-
Compliance of the premises and appurtenances with the technical requirements and applicable standards
-
Plane verification and quality control: ceilings/ceilings; walls, plaster, floors, balcony/terrace
(angles, risers, levels, cracks, damage, damp, technological defects, surface, slopes, heights) -
Window and door joinery (defects and faults/damage to glazing, frame, fittings, seals, installation and operation, condition of welds or connectors, sills, blowouts, thermal bridges)
-
Gravity/mechanical ventilation (layout, routing, compliance, operation)
-
Electrical installation (switchboard, circuits, current protection, correctness and distribution of fittings)
-
Plumbing and heating (e.g. possible conflicts and problems, inspection of connections, distribution, operation)
-
Thermal imaging of building partitions (effective during the heating season), verification of condensation points
REMARKS:
-
Depending on the type of property (e.g. detached house), the scope extends to include e.g. attic, roof slope, etc.
-
As part of the service, I carry out a consultation with the client regarding remarks and possible improvements.
-
If there is a power supply to the property, I also carry out basic measurements (sockets, switchgear).
-
The home inspection concludes with a checklist report detailing all the faults and recommendations for the client.
-
The offer can be extended to include a retail report detailing the faults with photos and measurement readings.
The report in this form is useful for implementing the agreement with the contractor or developer in the event of, for example, complicated defects or the need to submit such a report as an additional attachment.
