WHAT IS VERIFIED? (in the example of pre-owned apartment)

Preliminary analysis: Architectural location, neighbourhood, relative acoustics, solar gains,

Property's history: History of the premises and repairs, incidents, cooperation with the community etc,

Maintenance costs: Estimated running costs of rent and utilities, fees for community and premises upgrades,

Assessment of finishes and wear: elements and furnishings, existing defects, assessment of exploitation,

Ventilation and humidity: places of condensation, measurement and course of ventilation, thermal comfort,

Insulation and thermal imaging: (if conditions allow), verification of continuity of sealing and insulation.

Electrical installation: Protection, installation, measurements (short circuit loop, RCD, neutral),

Plumbing: water pressure, installation and condition of fittings, possible leak points, hot water verification,

Central heating installation: commissioning, inspection, distribution of circuits, e.g. floor heating.

Depending on the type of property (e.g. detached house), the scope is extended to include e.g. attic, roof slope etc.

Please note that in this service we can only inspect those elements to which there is access or the measuring equipment allows without major interference. As part of the service, I carry out a consultation with the client regarding remarks and possible improvements.

The home inspection ends with a report containing a checklist and detailing the remarks relevant to the client.

It is possible to extend the offer with a retail report detailing the defects with photos and measurement readings.
A report in this form is useful for implementing arrangements with the contractor or developer in the event of, for example, complex defects or the need to submit such a report as an additional attachment.
